Homebuyers turn to newly built villas
As apartment prices remain high and the rental market continues to be a concern, some homebuyers are considering newly built villas as an alternative. According to the Korea Real Estate Board, the average apartment price in Seoul was approximately 1.362 billion won in July, while the average price of a row house was around 383 million won.
The rental market is also becoming increasingly expensive, with the average rental price for an apartment in Seoul reaching a record high of 662 million won in June. As a result, some buyers are looking to villas, which can be purchased with relatively less capital.
In the second quarter of this year, the number of villa sales in Seoul increased by 24.4% compared to the same period last year, with a total transaction value of 4.93 trillion won.
Newly built villas are now being designed with amenities such as elevators, parking facilities, and various floor plans, making them a more attractive option for some buyers. However, it is essential to note that not all newly built villas are safe or guaranteed to increase in value.
When purchasing a newly built villa, it is key to consider factors beyond the sale price, such as the surrounding market price, location, transportation environment, living convenience facilities, parking spaces, and property rights. Additionally, considering the potential for resale in the future is also important. According to the data, in Yongin, the price of newly built villas varies by location. For example, in Cheoin-gu, Pogok-eup, Dunjeon-ri, and Gimnyangjang-dong, the price is around 2 billion to 3 billion won, while in Suji-gu, Dongcheon-dong, Pungdeokcheon-dong, and Shinbong-dong, the price is around 470 million to 480 million won.
